It looks like the "template" mechanism is not working,
@@@kolab_basedn@@@ should be replaced by value of base_dn found in
/kolab/etc/kolab.conf.
This should be done when running kolabconf.

Is your /etc/hosts up to date ?
Is your hostname linked to something else than 127.0.0.1 ?
Did you change your hostname when creating this new domU ?

You look to be smart enought to make the acking yourself :-)
If your question is, why does the upgrade did'n worked fine, first
look for the hostname.
